State Commission accepts ‘Urt Tsagaan’ center

A new development project has been completed in Chingeltei District’s third khoroo, where the former “Urt Tsagaan” trade and service center once stood. The old building was demolished in November 2024, and following public consultation, the site was redeveloped into a complex featuring a landscaped park, an underground parking facility, and a modern service center.

In August 2025, the above-ground landscaping of the 1.3-hectare park was officially commissioned. Moreover, the Mayor of Ulaanbaatar City Kh.Nyambaatar and Head of the Investment Department of the Capital City B.Munkhbat visited the newly constructed three-story service center and its underground parking facility, which can accommodate 109 vehicles, to present details of the project to the public.

Speaking during the site visit, Mayor Kh.Nyambaatar announced that the underground parking facility and service center had been formally accepted by the State Commission. He noted that the parking area includes designated spaces for persons with disabilities, electric vehicle charging stations, and a smart system providing real-time information on available parking spaces. Visitors can access the service center directly from the parking area via elevator.

The mayor emphasized that additional underground parking solutions will be developed in the city center and that feasibility studies are underway to integrate parking facilities beneath construction sites. The three-story service center will host a range of services targeting visitors, including souvenir shops, outlets for domestically produced goods, cafes, and restaurants. The top floor features a terrace, making it suitable for dining during warmer seasons.

Architecturally, the building combines modern design with traditional Mongolian decorative elements. Each floor is equipped with restroom facilities, including those designed to meet accessibility standards. The surrounding commercial spaces will soon be leased through an open and competitive selection process.
