Sukhbaatar District tops rental charts

The National Statistics Office has released its first experimental data on average residential rental prices in Ulaanbaatar, showing a studio apartment in the capital’s six central districts now rents for 1.4 million MNT a month on average, with one-bedroom and two-bedroom apartments fetching 1.93 million MNT and 3.03 million MNT respectively.

The figures, covering August, were calculated using listings from the website www.unegui.mn, with the sample drawn from areas within the six central districts that have the highest concentrations of housing and population.

Sukhbaatar District recorded the highest average rents in the city, ranging from 1.72 million MNT for a one-room apartment to 3.73 million MNT for a three-room unit. Songinokhairkhan District sat at the opposite end of the scale, with rents running from 1.06 million MNT to 1.72 million MNT over the same range. In Bayangol District, average rents stood at 1.3 million MNT, 1.7 million MNT and 2.2 million MNT for different apartments.

Within Sukhbaatar District, the Sukhbaatar Square and “220 Myangat” areas commanded the steepest prices in the entire dataset, with two-bedroom apartments averaging 4.9 million MNT a month and one-bedroom units reaching 3.2 million MNT. Rents in the Zaisan Complex and River Garden areas of Khan-Uul District were not far behind, averaging 4.06 million MNT for two-bedroom, 2.4 million MNT for one-bedroom and 1.3 million MNT for a studio. 

Separately, the office reported that the average price per square metre for newly built apartments has reached 4.77 million MNT. The housing price index, measured against a base of 1.0 set in the first quarter of 2023, stood at 1.45 last month, up 7.2 percent from a year earlier and 2.5 percent from the previous month.

Sukhbaatar District again topped the list for new apartment prices, at 5.51 million MNT per square meter. Year-on-year, Songinokhairkhan District saw the sharpest rise among the districts, with prices up 7.5 percent, or 250,900 MNT, while Chingeltei District posted the only decline, falling 11.5 percent, or 526,400 MNT, from 4.57 million MNT per square meter in August 2025.

Broken down by the age of housing stock, prices for new apartments rose 5.1 percent year-on-year and 2.2 percent month-on-month, while prices for existing apartments climbed 8.1 percent year-on-year and 2.4 percent from the previous month, outpacing growth in the new-build segment on both measures.
